<p>Located at 1991-2331 S. Centennial Avenue in Aiken, South Carolina, also known as the Centennial Corporate Center (“The Property”). The Property is currently 75% leased to three credit tenants who have demonstrated their commitment to this location through, and out of, a challenging market. </p>



<p>The United Parcel Service (UPS) has been a tenant at the Property since 2001 and recently extended their lease an additional five years through April 2026. SCANA and AECOM, who have been tenants at Centennial Corporate Center since 1999 and 1997, respectively have significant term left on their respective leases.</p>



<p>The longevity of the tenants is motivated by a number of important factors that are intrinsic to the Property and not easily duplicated. They include the central location of the property within the region; proximity to Interstate 20; well-educated employment base; low cost of living and of doing business; Abundant parking available on site; and the pro-business (right to work) state of South Carolina.</p>



<p>The Property is a 2.5 hour drive time to Atlanta, Charleston and Charlotte, all major southeastern markets, and just one hour from Columbia, the capital of South Carolina.</p>
